Mortgage rates remain a major factor in today’s real estate market. Builders are attracting buyers with rate buydowns, closing-cost help, upgrades, and new-home warranties—advantages that can make the monthly payment feel more manageable.


But here is the important part: new-home sales have slowed, too. That tells us affordability is still the biggest issue in the market, whether a buyer is considering a newly built home or an existing resale property.

What this means for buyers

This is not a market where buyers should choose between “new” and “resale” based on assumptions. The better choice depends on the complete financial picture.

A buyer should compare:

  • The actual purchase price

  • Available mortgage-rate incentives

  • Closing costs and builder credits

  • HOA dues and property taxes

  • Repair and maintenance expectations

  • Commute, schools, neighborhood maturity, and lifestyle

  • The resale value and long-term fit of the home

A resale home may offer a better location, established landscaping, a larger lot, more character, or a stronger value after negotiation. A new home may offer lower maintenance, modern features, and financing incentives that make the payment more workable.

The key is to compare the total monthly cost and total value, not just the list price.

What this means for sellers

Today’s sellers can still succeed, but strategy matters more than it did in the fast-paced market of a few years ago.

A home needs to be positioned to compete not only with other resale listings, but also with builder promotions nearby. That may mean:

  • Pricing based on current competing inventory—not last year’s sales alone

  • Making the home show exceptionally well

  • Addressing repairs and deferred maintenance before going live

  • Offering a closing-cost credit or rate-buydown contribution when appropriate

  • Clearly communicating the benefits a resale home can offer that new construction may not

A well-priced, well-prepared resale home can absolutely sell. But the market is rewarding sellers who understand the competition and make it easy for buyers to say yes.

The best choice is not always the newest home or the lowest list price. It is the home that gives you the best overall value, payment, location, condition, and long-term fit.
